What are the requirements of getting a home loan?

 

A clean credit history and a regular income, and an amount of 5% of the purchase price plus costs are the basic prerequisites for getting a home loan. The additional costs include legal fees, lenders mortgage insurance, stamp duty etc. Also, different banks may have different other requirements. How much money can I borrow from the bank?

 

The lending capacity of a bank depends on its internal policies, government policies and borrower's credentials. Each and every bank has its own capacity calculator to determine the maximum amount it can lend you.

How much should I have in the beginning to buy a home?

 

A bank lends a maximum of 97% of the property value. So you will need to have at least 5% of the purchase cost plus the additional cost of a home buying process. Will there be any insurance involved in my home loan?

 

It depends on the percentage of property value you’re borrowing. If you’re borrowing less than 80% of property value, no lenders mortgage insurance will be involved but if you are borrowing more than 80%, there is involvement of insurance and the premium increases with the increase in percentage. Everest Property and Finance can estimate the premium and also structure the loan so as to reduce the premium amount as far as possible.

Previous declination of loan application hardly influences the result of future applications. Each bank has its own criteria and evaluation methods for loan approval.
